The Intermediate / Mid-Level Architect plays a vital role in the design and documentation of workplace and repositioning projects. With 5-6 years of experience, they are expected to contribute both creatively and technically-supporting design concepts, developing detailed documentation, coordinating with consultants, and producing client-facing presentations.
They are a "bridge role" in the studio: advanced enough to take ownership of significant project tasks independently, while still receiving mentorship and guidance from senior staff. This position offers opportunities for leadership growth, client interaction, and specialized expertise in workplace strategies and adaptive reuse.
Key Responsibilities:
• Design Development
• Assist in translating workplace strategy and client goals into creative, functional design solutions.
• Develop test fits, space plans, and design concepts for workplace and repositioning projects.
• Research and select materials, finishes, furniture, and fixtures that align with design intent and client budget.
• Produce 2D/3D visualizations, renderings, and presentation boards for client reviews.
• Documentation & Technical Support
• Develop and maintain Revit models and drawing sets through all phases of design.
• Prepare design intent drawings, finish schedules, and FF&E specifications.
• Support quality control by coordinating design details with senior technical staff.
• Ensure documentation meets code, accessibility, and permitting requirements under the guidance of the Technical Director or Project Manager.
• Project Coordination
• Work collaboratively with consultants (MEP, lighting, furniture vendors, contractors) to integrate their work into cohesive project deliverables.
• Attend and document client meetings, workshops, and site visits.
• Track progress of assigned tasks to ensure alignment with project schedule.
• Workplace & Building Repositioning Focus
• Contribute to repositioning design strategies such as lobby upgrades, amenity spaces, speculative suites, and adaptive reuse projects.
• Support test fits and space planning for broker, landlord, and tenant-driven projects.
• Stay current on workplace trends, hybrid work models, and leasing drivers that inform design decisions.
• Team Collaboration & Growth
• Actively collaborate with senior designers and project leads, contributing ideas and solutions.
• Mentor and support junior designers and interns on documentation, software use, and design workflows.
• Participate in studio pin-ups, critiques, and design reviews to strengthen the overall quality of the work.
Accountabilities:
The Intermediate / Mid-Level Designer is accountable for:
• Accuracy and quality of design deliverables within their assigned scope
• Timely completion of work aligned with project schedules and milestones
• Collaboration and communication within project teams and with consultants/vendors
• Supporting design excellence while ensuring buildability and compliance
• Growing skillset in both creative and technical aspects of workplace and repositioning design
Key Qualifications:
• 5-6 years of professional experience in commercial interior design or architecture
• Bachelor's or Master's degree in Interior Design or Architecture (NCIDQ or working toward certification preferred)
• Strong skills in workplace interiors and familiarity with adaptive reuse / building repositioning projects
• Proficiency in Revit (required), AutoCAD, Adobe Creative Suite, Enscape, and Microsoft Office Suite
• Strong space planning, detailing, and material selection abilities
• Clear communication skills, both verbal and written, with growing client-facing confidence
• Ability to work independently on assigned tasks and collaboratively within a team environment
This role is designed as a growth path toward Senior Designer, Project Lead, or Design Manager, depending on whether the individual's strengths lean more toward creative leadership or technical/delivery leadership.
