A Real Home Away has three lines of business... • Property management of fully-furnished single-family homes • Home furnishing services • Real estate purchasing/consulting for investors We are currently in the Oklahoma City, Tulsa and Dallas/Fort Worth markets with approximately 80 properties. We are projecting to double in size and expand into two more states by the end of next year. A Real Home Away specializes in assisting families and individuals in need of temporary housing due to a fire or flood, relocating for work, or simply seeking a comfortable place to call home during a transition period. We offer personalized service and attention to detail every step of the way to ensure our guests experience the comfort, convenience, and peace of mind that comes with choosing A Real Home Away for their temporary housing needs. Role Description We are currently seeking an interior designer to create designs for mid-term rental properties and project manage the furnishing process from property purchase to marketing. Our company assists with purchasing homes for investors who wish to enter the fully-furnished mid-term rental market. We do all the work required to get the home market-ready by performing minor repairs, fully furnishing the homes and marketing them for rental. Our decorating style is organic modern - we keep it simple and appealing to a broad base of renters. The Furnished Home Designer and Planner is entrusted with creating an inviting interior design plan and efficiently managing the home setup process, while maintaining strict adherence to established budgets and deadlines. The ideal candidate will possess exceptional organizational and communication skills, coupled with a proven track record in project management and/or interior design. Additionally, the successful candidate will be expected to coordinate effectively with a diverse range of contractors and suppliers, both remotely and in-person, while diligently monitoring the project's progress. This role requires excellent verbal and written communication, given the heavy reliance on texting and e-mails, and requires a professional demeanor for in-person visits to the property. The Designer/Project Manager is not required to be on call during each project, but may need to work outside of normal business hours during certain stages of the process. Each home setup period averages about seven weeks. There is a three-day period toward the end of the timeframe when the Designer/Project Manager may need to be available between 8 am and 8 pm CST to address immediate questions from the staging team. Otherwise, a reasonable response time to questions is expected. The Designer/Project Manager will also make onsite visits to inspect and finalize the furnishing process. Responsibilities: • Scheduling contractor to evaluate home, collect home dimensions and video footage, and provide repair bids. (We do not do major construction; however, some repairs may need to be bid and managed.) • Reviewing home evaluation video and data and determining cosmetic repairs to recommend to owner. • Utilizing DesignFiles design software to build each room using dimensions collected during evaluation and creating an interior design plan using an existing inventory of furnishings and décor. • Creating mood boards and staging instructions for the design plan. • Creating a purchase list of furnishings and décor to be purchased once closing occurs. • Ordering home essential items, décor, furniture and appliances. • Managing the Asana project plan after closing and performing scheduled tasks based on the home’s specific needs. • Providing detailed written instructions to contractors and staging team, scheduling work orders and ensuring completion. • Communicating with property owners to provide regular updates on property progress.
