About the Role
Brandon Homes is a custom, on-your-lot home builder. We're seeking a Residential Plan Designer or licensed Architect to develop, refine, and maintain our plan library and produce construction-ready documents that flow cleanly into our estimating, purchasing, and field operations.
Key Responsibilities
Design and draft custom and semi-custom residential plansModify existing plans to accommodate client customizations, lot constraints, and budget targetsProduce complete, permit-ready construction document sets (floor plans, elevations, sections, details, electrical, foundation)Coordinate plans with civil/site conditions for on-your-lot builds, including grading, setbacks, and utility connectionsEnsure designs meet Ohio Residential Building Code, local jurisdiction requirements, and energy codeGenerate accurate material and dimensional information that supports blueprint takeoffs and estimatingCollaborate with sales, estimating, and purchasing to ensure plans are buildable at target cost and marginSupport the sales team by answering plan-related questions and attending client meetings as neededCollaborate with the field to produce construction details and resolve field questions during the buildMaintain plan documentation standards and version control across the plan libraryIncorporate selections and allowances accurately into plan-driven specifications
Required Qualifications
3+ years designing single-family residential plans, ideally in a production or semi-custom builder environmentProficiency in residential CAD/BIM software (AutoCAD, ArchiCAD, Chief Architect, Revit, or SoftPlan)Working knowledge of the Ohio Residential Code and standard wood-frame construction methodsAbility to read and resolve conflicts between architectural, structural, and civil documentsStrong attention to dimensional accuracy and constructability
Preferred Qualifications, but Not Required
Licensed Architect (Ohio) or NCARB path — not required for designer track Experience with on-your-lot / scattered-lot custom buildingFamiliarity with construction estimating workflows and material takeoffsExperience integrating plans with construction management software (e.g., Buildertrend)
